Step 1
Document review
A thorough review of all documents, plans, and contracts. If necessary, we will obtain missing documents from the relevant authorities.
Step 2
Property inspection
Here, the property’s features are precisely recorded, visible defects are identified, and photos are taken for subsequent marketing.
Step 3
Determining the rent
Due to numerous legal regulations that limit rent levels, such as the rent control (Mietpreisbremse), we naturally strive to determine the highest possible rent specifically for your property.
Step 4
Marketing
Marketing takes place either online via various websites or offline through daily newspapers and local notices. For specialized or larger properties, the property can be marketed off-market through our network upon request.
Step 5
Viewings with prospective tenants
We provide interested tenants with the opportunity to gain a personal impression of the rental property. During this process, we aim to gather initial impressions of the prospective tenants, which are then factored into the pre-selection process.
Step 6
Pre-selection of prospective tenants
Based on the tenant self-disclosure and the enclosed documents, such as credit reports (Schufa), proof of income, etc., we select the three best candidates from the applicants.
Step 7
Selection of the tenant
Once you have made a decision and wish to lease the apartment to a prospective tenant, we will inform them immediately.
Step 8
Signing the lease agreement
We assist you in drafting the lease agreement. Generally, we use standard lease forms from “Haus und Grund” and complete the contract for you. Both parties then sign the agreement.
Step 9
Move-out inspection of the previous tenant
Before the apartment can be handed over to the new tenant, we conduct a final inspection with the previous tenant. An inspection report is created, recording all defects and meter readings, and the keys are collected.
Step 10
Handover of the apartment
We hand over the keys to the new tenant and create a handover protocol; similar to the move-out inspection, all defects and meter readings are documented.
