Viewing
Here, the property is recorded in detail in terms of its features, visible defects are identified, and photos are taken for later marketing.
Step 3
Property valuation
The valuation is carried out using either the comparable sales method, the income approach, or the cost approach. It is always important to set a market-appropriate and realistic asking price for the property.
Step 4
Define the sales strategy
Depending on the type of building and the property’s location, different sales strategies may be appropriate. We only use the bidding process if very high or very low demand is expected.
Step 5
Marketing
Marketing is carried out either online via various websites or offline via daily newspapers and local postings. For special or larger properties, the property can be marketed off-market through our network if desired.
Step 6
Viewings with prospective buyers
We quickly identify the strengths of your property and highlight them specifically during viewings with prospective buyers.
Step 7
Purchase price negotiations
If a prospective buyer shows serious interest, we enter into price negotiations with them and always aim to represent the interests of our client.
Step 8
Clarification of financing
Once we have agreed on a purchase price that is acceptable to both parties, we check whether the buyer is financially able to purchase the property.
Step 9
Notary appointment
Unpleasant surprises at the notary? Not with us. We accompany you to the signing of the purchase agreement at the notary and ensure in advance that there will be no renegotiations.
Step 10
Handover of keys
The actual handover then takes place with the handover of keys and the handover protocol. Of course, we are also happy to assist you with this.
